- Integral refurbishment of office building in MIRASIERRA

The comprehensive refurbishment of the 8-storey office building A, built in 1990 in Mirasierra, has been carried out based on the design of the Baal&CLK team, winner of an ideas competition promoted in 2019 by JUNO CB 1. The complex consists of two buildings, building A of 8 floors and 12,000 m² and building B of 9 floors and 16,000 m² (built area above ground level), connected by an underground car park on three levels below ground level. The developed free space of the plot is intended for outdoor common areas, allowing pedestrian access, and containing the ramps of the basement car park.
As Project Manager, KREAN has carried out the integral management of the project until the start of the works in February 2021 and has developed the execution project, the works management and the coordination with Baal&CLK (Concept Guardian and façade works management) of the refurbishment of building A and the execution management of the interior refurbishment, façades and urban development of the complex until its completion in 2022.
The work includes demolition, intervention on the structure (post-tensioned concrete) by extending the floor slabs with a metal structure and reinforcing the foundations, the complete renovation of the installations, the revision of the fire prevention system, the complete renovation of finishes, lifts and equipment and the complete replacement of the façade, based on Baal & CLK's Concept Design, to update the building and its marketable surface area from a sustainable perspective.
KREAN has LEED PLATINUM certified building A and the development of the complex. The project incorporates sustainability strategies in terms of sustainable mobility, with a large number of bicycle racks covered by canopies in the development area, showers and changing rooms on the ground floor, as well as pre-installation of electric vehicle charging points. The façade design incorporates high efficiency and solar control glazing and an exterior insulation system. The building has an advanced monitoring system for energy, water and environmental quality that allows the management and optimisation of the building's performance.
