ALHÓNDIGA RESIDENCIA IV, a company owned by IMQ and GRUPO COSIMET, has entrusted KREAN to draw up the projects and carry out the project management of the works for the future residence located at 20 General Concha Street in Bilbao. In addition to the building itself, the residential complex includes two basements at 22 Calle General Concha and the ground floor with a mezzanine and part of a basement at 25 Calle Fernandez del Campo. The total surface area is 4,107 m² above ground level and 1,934 m² below ground level. The recently started works, with an estimated duration of 13 months, are scheduled for completion in April 2024.
This is a unique building, previously used to house the corporate offices of EDP-Naturgas. The building is catalogued as "Basic Protection, Level C" in the General Urban Development Plan of Bilbao. The intention of Alhóndiga Residencia IV is to refurbish this building, with the aim of transforming it into a residence for the elderly. Considering the current good condition of the building, the refurbishment will be carried out under the condition of adapting only those elements that prevent the development of the new activity and, given its architectural quality, we will try to maintain as much of the existing building as possible, not acting on the architectural composition of the façade, except in those areas where it is an indispensable requirement and on the ground floor, to adapt two of the openings to the recovered mezzanine and reinforcing glass, if necessary due to regulatory compliance for the purpose of acoustic attenuation. The current courtyard, representative of the building, needs to be closed and a new courtyard created in order to achieve the minimum number of rooms required.
