Synopsis:
The Txomin district included a group of old houses located in a flood zone with a very short return period. The houses were demolished, retaining 3 groups of existing buildings and the convent.
The space obtained allowed for up to 7 new blocks, a central cultural multi-sports area, another plot for a future health centre and district heating to meet the hot water and heating needs of the new homes. The river bank was also redeveloped as a (floodable) riverside park project.
The new Urumea River Park will become the focal point of the new neighbourhood. It will have over 21,000 m2 of green areas, gardens and wooded areas. An environment where people can enjoy pleasant walks along the trails, take a bike ride along the new cycle path or accompany their children to the children's play areas. One can also enjoy the Urumea river with its viewpoints and a jetty with access for unloading canoes and kayaks. The new district has the following features:
• More than 21,000m² of green spaces, flower gardens, lawns and wooded areas.
• More than 500m of trails through the park.
• 550m of riverside footpath connecting with the existing walkway along the banks of the Urumea.
• 580 parking spaces.
• More than 1 km of cycle track that connects with the existing network..
The new neighbourhood is part of the "Smart city" project that focuses on urban development based on sustainability. Under the auspices of the Town Council's Environmental Department and the Society for the Promotion of San Sebastian, Txomin Berria, it is a European benchmark for efficiency.
The new area will be equipped with a high-speed mobile network, LED street lighting, and high-efficiency central heating with biomass (gas option for specific situations). It also has individual smart meters for water and electricity.
The works undertaken by Krean in the new quarter are as follows:
• Multidisciplinary team providing Technical Assistance for Site Management of the housing estate.
• Drafting of the amended 1st project for the Txomin residential development, the most important aspect of which was the use of arlite filling to minimise the settlement of the existing dwellings.
• Management of the implementation of the River Park project, with the Project Manager EIBng a council specialist.
• Management of the construction of the new Txomin bridge, with a council specialist as the Project Manager.
